Welcome to Border Built

Most people only ever see the finished version of real estate.

The photos. The sign in the yard. The post that says "Closed!" with a family smiling in front of a house that didn't exist a year ago.

What they don't see is everything that had to happen first.

The buyer who almost walked away three times. The appraisal that changes everything. The conversation at 5pm on a Friday that either saves the deal or kills it. The way a neighborhood goes from dirt to a street with names and mailboxes and kids riding bikes.

That's the part I live in every day.

I work in new home sales in South Texas, which means I sit right in the middle of construction, contracts, and the people making the biggest financial decision of their lives. I see things most people never get close to. And for a while now, I've thought someone should talk about this business more honestly.

So that's what this is.

Border Built is where I share what I'm actually seeing: the market, the process, the psychology behind why people buy, what goes wrong, and what it really takes to get a home built and closed in this part of Texas.

No polish. No pitch. Just the real version.

If that sounds interesting to you, you're in the right place.
